Amenities
Recreational Facilities
Pine Brook has one main park at 16220 Park Center Drive at Clear Lake City Boulevard, and numerous pocket parks throughout the community. The main park has a pool, pavilion, four tennis courts, basketball court, playground, and natural wetlands area with an observation deck. There is a second wetlands area located across Clear Lake City Boulevard from the main park.
Tennis Court AccessThe Pine Brook tennis courts are also located at 16220 Park Center Drive at Clear Lake City Boulevard. A key is required for entry. One key is issued per homeowner at a cost of $15.00 each. Contact CMSI to obtain a key. The tennis courts are not reserved. If others are waiting, please limit play to one hour.
Baseball FieldThere is one baseball field with a backstop located at 16220 Park Center Drive. The baseball field is east of the tennis courts. The field may be reserved through CMSI. The reservation schedule is posted under Documents (requires login).
Pool Tags and Swim LessonsPool tags are available from CMSI. Pool tags are free to all homeowners who are members in good standing. Two guests are permitted per pool tag.

Pine Brook Swim TeamPine Brook is proud to be the longtime home of the Orcas swim team. The team practices at the pool in the mornings and has several home swim meets during the season of May and June. Pool RentalsThe Pool and Pavilion rental service is provided through Gulf Coast Aquatics. Please call 281-538-7946 for rental information. All parties are to be scheduled outside of normal operation hours. Two weeks advance notice is required for scheduling arrangements. Full information regarding pool or pavilion rentals is provided in the rental agreement under Documents, Pool and Pavilion Reservation (requires login).

Two garage sales are advertised annually, one in the spring and one in the fall.
Association
Community MeetingsThe Board of Directors meets on the first Tuesday of every month. Please confirm meeting time and location with CMSI in advance.
The Annual Membership meeting is held in November of every year.All meetings are open to residents. If there is a specific topic you would like placed on the agenda, please contact CMSI at least ten days in advance.
Assessments
What is the Assessment?
The 2020 Assessment is $539.00 for the year. The assessments are due on January 1st of each year and provide for services in the community. Every owner has an obligation to pay the annual assessment. If you do not receive a statement, please contact CMSI.
Exterior Modification
All exterior alterations or improvements to a property must be reviewed and approved in advance of construction by the Architectural Review Committee (ARC). Residents must submit a home improvement request describing the work to be performed. If it is not approved as submitted, the ARC may provide suggestions for making changes so it can be resubmitted for approval. The ARC reviews requests on the first Thursday of each month, so please submit requests to CMSI at least several days before.
The request form is under Documents, Home Improvement Request. The scanned form may be e-mailed to CMSI.
This website may also be used to submit a request under Resources eForms Architectural Request, or contact Jackie Suarez at CMSI at jsuarez@cmsisolutions.com or 281-480-2563.Any requests dealing with the exterior appearance of the house (such as painting or roofing) must be accompanied with project details, or the application might be disapproved for lack of information. Also, include a plat map or survey of the property that indicates the project relative to the property lines and easements, when applicable.

Reporting Deed ViolationsAny resident may anonymously report potential deed restriction violations by contacting CMSI. Please provide the address to examine and the concern. Photos of the concern are helpful. Please e-mail photos to CMSI at the links near the top of this page.
City Limits
The majority of Pine Brook is within the city limits of Houston, but the northeast portion is within the city limits of Pasadena. The homes in sections 12, 13, 14, and the patio home section are in Pasadena. All homes in all sections have a "Houston, Texas 77059" mailing address.
Services and Utilities
Trash & Recycling Services – City of HoustonFor residents in the City of Houston, normal trash pick up is every Thursday. Recycling pickup is every other Thursday. Heavy trash pick up is the second Wednesday of each month. On the second Wednesday of odd-numbered months, trees, limbs, and large vegetation trash are picked up. Trash & Recycling Services – City of PasadenaFor residents in the City of Pasadena, normal trash pick up is every Tuesday and Friday. Recycling pick up is on Wednesdays. Heavy trash pickup is on the Fridays the second and fourth week of the month. To receive a large trash bin from City of Pasadena, call the sanitation department at 713-475-7884. City of Pasadena Sidewalk Repair ProgramIf a sidewalk needs repair in the City of Pasadena, call the Mayor’s action line or the City Councilman with the location and address.

Street Sign RepairsTo report any street signs needing repairs, including leaning signs, call 311, or visit http://www.houstontx.gov/311/.
Storm DrainsStorm drains should be kept clear of debris to allow for proper flow of water. According to city ordinance, it is the abutting property owner's responsibility to ensure storm drains are kept clear of leaves and debris. Grass clippings and leaves should never be disposed in the storm sewer. For more information, see https://www.publicworks.houstontx.gov/row/drainage.html/.

Quarterly NewslettersPine Brook publishes a quarterly newsletter that is delivered by US mail to homeowners. The newsletters are also archived here on this website under Documents.
E-Mail Updates with Community NewsTo receive occasional neighborhood information updates, select on this website (requires login), News eMail Bulletins, or contact CMSI to be added to the Pine Brook e-mail updates. The e-mails are sent with updated community information about ten to fifteen times per year. The e-mails may also be discontinued by selecting News eMail Bulletins.

Siren Test Schedule for Nearby PlantsThe siren test schedule for nearby plants is located on this website under Documents (requires login).
SecurityPublic security is provided by the City of Houston or the City of Pasadena Police Departments, depending on the area of the community.
The Association also uses off-duty police officers to patrol Pine Brook, including the main park. The officers are on a random schedule and try to discourage crime, vandalism, and late-night loitering.
